The neighbourhood
Section 13, Petaling Jaya.
Section 13 sits in the middle of PJ, between the Federal Highway and the Universiti Malaya ring. The grain is low to mid-rise: Jaya One and Jaya 33 along one edge, Plaza 33 and Jaya Shopping Centre along the other, and Accent PJ on the Jalan Kemajuan corner.
What's at the door.
Plaza 33 is adjacent. Jaya Shopping Centre is 850 m up Jalan Kemajuan, and Jaya One (dining, cinema, offices) is a two-minute drive the other way. Mid Valley Megamall is about ten minutes down the Federal Highway; 1 Utama and IKEA Damansara reach in under fifteen.
The hospitals are close.
Columbia Asia PJ is 1.9 km, University Malaya Medical Centre 2.2 km, and Assunta Hospital 3.4 km. All three sit on roads you can take without touching the Federal Highway.
Schools, close by.
SK Sri Petaling is 600 m from the site and Bukit Bintang Boys' Secondary 700 m. SJK (C) Puay Chai is a short drive at 2.9 km, Brickfields Asia College and University Malaya at 3.3 km.
Getting out of Section 13.
The Federal Highway on-ramp is a direct run from the door. Asia Jaya LRT is 3.5 km, Phileo Damansara MRT 3 km. For KL city centre, the trip is 15 to 20 minutes off-peak, 30 at eight in the morning.
The character of Section 13.
Historically a light-industrial estate, Section 13 began redeveloping in the mid-2000s with Jaya 33, then Jaya One. What remains gives the area a specific texture: wider roads than the older PJ sections, less traffic calming, and a mix of commercial frontage and residential setback that most of PJ outgrew decades ago. The new residential blocks are coming in behind that retail spine; Accent PJ is one of them.
